@Burton Pierce - we obtain our private funds from a couple of close friends and family members. But yes, as Ryan mentioned, there are private investors who regularly attend the AREIA meetings, so I would also recommend you start there. Good luck!

We have the same issue and I have also called and complained to no avail. The last time we actually called and told Columbia to switch the accounts on the exact day the billing period ended in order to try and avoid this issue, and they still "double billed" both us and the new tenant a full service charge for the same time period.

Very nice remodel! I love how you added the 2nd rectangular opening into the kitchen - amazing how such a minor detail can make a huge difference!

Do you mind sharing the details of the flooring and paint colors you used in the living room? I love the combo.

We have single family home, B neighborhood rentals. My standard attire for showing homes to prospective tenants is a pair of nice jeans, heels, a blouse, and a blazer. If I were showing a luxury apartment unit, on the other hand, I think a suit would be more appropriate. My philosophy is to wear something that will make a good impression on the tenants (business-like, but a "normal" person; I don't want tenants to think of me as an "uppity" rich landlord), and portray how I expect them to keep the property (neat & clean). In that same vein, I also tend to drive an older, but clean and well cared-for, vehicle to appointments.

I probably wouldn't put laminate in a bathroom, but we have used vinyl in kitchens and bathrooms with success (we have used both the Allure wood-look planks and groutable vinyl tiles) - these were in properties with ARV's around 150k and we had no issues with appraisals. The positive with vinyl is that we can install an entire room ourselves in a few hours for a total material cost of about $1.50-$1.75/sq ft.

I currently use Chase Quickpay: it's free; tenants can set up automatic payments; I can send payment requests for rent, app fees, etc.
