I need to know if when getting a list together of homeowners in preforeclosure should I pull only those names who have equity?? How much equity? 30%? 40% is that too high? Wouldn't the banks re-fi them if they had this much equity??

I want to do a direct mail piece and I need to know the smartest list to pull becuase my funds are limited.

Has anyone ever used listsource to capture a list of pre-forclosures, NOD'S etc.
I wonder how current their information is. I was thinking of doing a direct mail piece and then a short sale or if they had enough equity, buying their house and wholesaling it.
My concern is, A lot of people behind on payments tend to vacate the property yet I have read many on BP target these individuals. Direct mailers require more than one mailing. I would think I would get alot of returned post cards. Am I missing something here? Have you had success mailing to this group?

No one knows if listsource is a good place to find current NOD leads to do a direct mail campaign???

Listsource has a foreclosure tab. Does anybody know if these are NOD's or how current their list is. I want to start doing more short sales by sending out postcards and aside from going down to the court house, I don't know where to find these homeowners.

If you are a wholesaler do you find it difficult to assign your contract with tenants in the property on a year lease? If the person you assigned the contract to is intending on rehabbing or selling to an end buyer can he just kick the tenants out?

Jonathan I would say 10% returned to me. I did a 900 mailing and I have a stack of approx. 90 cards. Stack looks high to me. I paid for all those returned postcards! It was my first mailing using a listsourse targeted list and I didn't know what was typical.

I just did a postcard using listsource and A LOT of my postcards came back because of incorrect addresses. Anybody else experience this? Can I get some type of refund from listsource??
