NOD's to mail or not to mail...?

Has anyone ever used listsource to capture a list of pre-forclosures, NOD'S etc.
I wonder how current their information is. I was thinking of doing a direct mail piece and then a short sale or if they had enough equity, buying their house and wholesaling it.
My concern is, A lot of people behind on payments tend to vacate the property yet I have read many on BP target these individuals. Direct mailers require more than one mailing. I would think I would get alot of returned post cards. Am I missing something here? Have you had success mailing to this group?
