$250 price point at listing. Curious to know what your cabinet budgets are during the flip process?

Day 4:

Power washed house. Cut back trees and branches coming over driveway. Installed most doors. This week should be installing cabinets and getting granite pricing?

What are your thoughts on Granite? Around here I feel like its a real eye catcher..

 If the subfloor was saturated, I would replace it.  The smell might go away for a couple days, or even a couple weeks...but it will come back.  Wood is very porous and will hold that odor for a long, long time...

J Scott. Im replacing 4-5 sections of sub floor. You are right. Why risk it. I want to be proud of my product. I don't want to cut any corners. I want to have a good reputation. That would be awful if we finished the house new everything and have a piss smell in the house.

Definitely doing the windows too.

Day 3.

Tore out a large 8x5 picture frame/granite counter top in between living room and kitchen. Finished ripping out all carpet. House is prepped for door trim ins and header board above counter top cut out.

The house is 4 bed 2 bath. Doesnt really have a master bath. One downstairs room next door is very small and could be cut out and made into a master bath. Is that ever worth it if your dealing with a 1700 sq ft 4 bed 2 bath? Make a master out of one of the bedrooms since they are small. Whats more valuable to a consumer?

2nd day.

Total house demo'd. Figured I could do the demo my self. Good way to learn what goes on behind the scenes in construction. Sprayed down cat urine with bleach water this am and again tonight. Left windows open all day. Seems the smell is getting better. Finishing ripping out the thousands of carpet staples tomorrow and will do one more sweep/vacuum before construction starts. Friday we begin trimming in doors. Garage door coming next week. Things so far running smoothly. Going to get on the roof tomorrow and bleach/scrub the black stains on the shingles. Hoping that works. Im doubting it will though.

Has anyone used a good commercial vinyl that looks like hardwood? The vinyl is interesting because of its durability. Looking for a floor option for living room and kitchen.

Closed on house yesterday. Single family-4 bed , 2 bath.

Paid $127

Rehab budgeted- $30 k

List price- $249,950

Day one- Ripped up all carpet, tack board,  base board, kitchen laminant/cabinets out. Sub floors have areas that are saturated from cat urine. I literally lost my appetite tonight. Walking the carpet out to the dumpster was TOUGH. In areas that are bad im just going to rip up sub floor. I really dont get how any product can change the smell of a saturated piece of plywood. Seems to be a gimmick to me. 

Couple questions for renovation:

Windows are older but work. Need to be painted on outside. Would we be better off going new windows? Are new windows necessary/a good idea?

Anyone have recommendations on window trim? For base board I want to do 5 and a 1/4. I like the bigger look, and think it makes the house look great.

Refrigerator- My partner mentioned we should get all new appliances except for the fridge because we wont see that money back. Has anyone ever experienced with that? I was thinking the stainless steel appliance package adds to the first impression.

Irrigation for lawn- Just curious to see if anyone think a system is worth installing for the flip/

Thinking of doing "wood" tile on floors all throughout first floor living area, kitchen, living room and hallway''

VERY good points Im definitely not going to market it before rehab. 

For future reference- when dealing with banks, do you guys tell them its a flip? Or is that not required

Hello BP community,

I am closing on my first flip on Monday the 29th. Its been a roller coaster so far. Underwriter has been making us jump through hoops for past two weeks. Decided to go out and find an investor. Turns out we hit it off and they are ready to close with us on Monday. at 33% partner. There are a lot more details but I will discuss that in another post. I want to keep everyone updated on it. Here is what we are dealing with right now.

Purchase price- $126098

Rehab-$30

ARV-$249950 (list price)

First question I had- Has anyone experienced with marketing a flip before the work is done so the buyer can choose their materials? Figured it would be a good way to get the word out. However, our partner brought up a good point. Maybe its not a good idea to show a cat piss smelling beat up house before the rehab! I kind of agreed with her. That is a very good point.
