search the sales records and skip trace anyone whose purchased > 4 properties in the last year

How do I do that? New here so trying to learn. Also is there a free skip trace? Can’t currently spend much but when I make my first deal I’ll be able to reinvest to better myself.

I want to call and make some offers but I want to make sure I have buyers so I am not just making offers without a buyer. Best way to find buyers and ones that are actively looking so I’m not sitting on deals?

How do you find out what percentage(70,80,90,etc) buyers are buying at in a certain market? Is it just by reaching out in Facebook groups to other wholesalers? Otherwise is just using 75% a good number if you don’t know? Thanks.

Hello. How do I go about wholesaling if it’s under auction or (pre)foreclosure especially with no interior photos? If it’s possible. Also with very little to money ideally. Thanks.

Hey Kyle, welcome to BP! I would start off by talking with as many current wholesalers as you can. Once you have figured out the general operations they do, the areas they are struggling in, and the areas they are doing well in, you can find out how you may be able to help them out. Getting in with a good wholesaler from the start can jump-start your own experience as you can build on top of their knowledge.

Where’s the best place to find wholesalers?

Hi Kyle,

I'm fairly new to the platform and real estate myself, I just thought I'd reach out to say congrats on making an effort to get the ball rolling!

I also wanted to say that I've found the more specific I am in my questions on the forums, the better the quality of the advice I receive. For example, you say you're interested in wholesaling, these are a few questions that I'm wondering:

- Why do you want to wholesale rather than invest, property manage, flip, etc. ?

- Where/which market would you like to wholesale in?

- What sorts of efforts have you made so far?

Just a few ideas, if you check out my first post you might get an idea of what I mean. I've been fortunate enough to receive tons of responses and outreach from people looking to help, so keep at it and follow up with everyone!

Also, if you're wondering about where to find properties, there are websites like Zillow and Redfin that you can use to see on-market properties for sale. However, to my knowledge (which I admit is limited) a lot of a wholesaler's job is sourcing deals off market buy employing strategies such as driving for deals.

Best of luck!

I don’t have the ability to flip and would like to start by wholesaling to get into the market. I’ve only just begun looking into what it takes to be a wholesaler so currently I haven’t really put in effort. Still researching the process and everything to learn what I can.

     Hey Kyle,

I'm a realtor in the Orlando area and I can get you on the MLS to search with an auto email sent out daily. Just need some information. There are still some (not many) but some that pop up here and there. The best way to "get in" is to try and find off market dealers. If interested shoot me a message. Hopefully that can at least start your process.

I’d appreciate that. What’s the best way to find off market? I live in Winter Haven so areas around there would work as well
