Hi Pritam, I really like the Lake Stevens area for rental properties. Their public school system is one of the stronger ones in the areas you are considering and that will help long term equity growth (the biggest piece of wealth building). I would also think the crime rate is lower in Lake Stevens compared to Everett and Kent. The demand for real estate is a bit higher on the north end vs. the south end as well. I would certainly factor in how convenient those areas are to you as well. 


There is actually a good single family rental property available right now in the Lake Stevens area, let me know if you are interested in learning more about it. Dave is certainly right that you should start by getting preapproved as your first step in the process. From there, you can determine what fits inside your budget.

I think 20 years from now you would regret selling your investment properties to pay off your mortgage. Mortgage rates are currently under 3% so that is cheap money to pay off (that percentage is even lower once you account for tax benefits of the deductible interest). I would look at what your ROI is on your investment properties (both equity appreciation and annual income) and compare that to your mortgage interest rate. Although, I completely understand the desire to pay off debt! I would say you're probably better off using the cash flow to build reserves and buying more properties (or paying extra on debt).

I agree with Dave above. You will see better appreciation with a SFR with a MIL and receive better financing options. That is something that is in high demand while your market for small multifamily is much more narrowed to investors. If you're looking turnkey, you can get a fourplex for this price range.

If he is working in Redmond, I highly recommend the Redmond, Kirkland, Sammamish, and Woodinville areas. Kirkland is great if they want to be close to the city life and the others are great for the suburb life, but close to the city. They could potentially get lake front property as well within their budget. Mercer Island is locked in by I-90, which gets a ton of traffic. I personally wouldn't want to fight the I-90/405 interchange twice a day once commuting is back to normal. It's a beautiful area though.

Mill Creek and Lake Stevens are two areas that have great school systems and are perfect for families. Lake Stevens is going to be more affordable than the Kirkland and Mill Creek areas. Mill Creek has the town center that is a cool spot for dining and shopping.
