Okay BP, I've got a question that's just been confusing me a bit lately. In this book, Brandon gives an example of how to calculate total return.. The equation looks like this: Total return = (total profit / total invested capital) / time (in years) His example: ($41,399.08 / $36,950) / 5 years Total return = 22.4% The thing that is confusing me is the profit. So he spent $36k over 5 years to make $41k? Isn't that basically only a $5,000 profit? He made 41k but spent 36k to get there? What am I missing here? Thanks in advance to anyone that replies! - Kyle

3) 2 semesters (8-9 months I think it is, not sure)

4) Gross income from jobs ~~ about 16k. I do not have a company right now but am thinking of starting something and was wondering how this would affect my taxes.

Another question comes to mind, is it more beneficial for someone in my position to file as dependent or independent? What would be the difference? Pros? Cons?

What do you guys look up when deciding whether an area of the city is growing or declining, whether there are businesses and people coming in or going out? Where do you look these things up and more specifically what are the best metrics and news to pay attention to in everyone's opinion?

Hello BP,

I've heard people talk about calling other landlords about their properties for rent and offering to buy it from them. I'm not necessarily looking for a "how-to" script but what does everyone typically talk about in these conversations? How do you go about bringing up the fact that you are only interested in purchasing the property without offending the landlord?

@Eric Munson That clears it up a bit.. But you still just have to make sure you can cash flow with the new monthly payment amount or are most people content with having a lower cash flow on refinanced properties and getting their loan paid down?
