Hello. I am a current resident in a small town in Iowa and I am on the fence about buying a house. My area is an area with a low population and a flat to slightly downward population growth trend over the last 10 years. I am looking for a house to buy under market value, move in to for a year or so, fix up, rent, and refinance. I am curious if anyone has experience in smaller towns or situations like mine. I have a family and a business in so it would be hard for me to move and I know the area because I have lived here for 20 years and I grew up here. I always see people say that population growth is a key factor when deciding to invest in a property, but that is something I don't have the privilege of.

What is some advice you would share for someone like me? Thanks.

I would do both... Your RVM will automatically be run through the DNC however the other list may not be so be careful. 

Also I would only use the RVM for follow up after contact. Besides and WAV file cannot hear the seller's motivation and you are the most qualified to and have spent a bucket load on those addresses and numbers so call yourself.

I can forward you the scripts if needed. 

We contact our sellers back aggressively using Voice, Text, Email and RVM. You have a 90 day window on inbound calls so stay within it.

You also want to use a service that allows you to push a message when you hit voicemails or youll spend a huge amount of time doing it yourself and youll get a huge percentage of VMs over answers.

 Thanks Michael. Do you know someone that could run my numbers through a DNC scrubber? Or should I buy the service myself. Looks like it could be up to $140 a month.

"The do not call provisions of the TSR cover any plan, program or campaign to sell goods or services through interstate phone calls."

I know this post is 8 years old but I still cannot get a firm consensus on what the truth is. As a wholesaler you are calling to offer to buy something from the other person on the line. So although you aren't selling a good, your are still offering a service to that person. If I want to play it safe and run my numbers through a DNC scrubber, then its going to cost me around $125 to $140 a month. That isn't economical for a newbie just starting out, but I would do it if it was absolutely necessary in which I can't decide. I am in a pickle.

I think I might stick to cold calling my list. Once I'm done I might wait a month or a month and a half and send out a RVM campaign as a follow up to the same list (unless they ask not to). Thanks.

I used to live in a town of about 5,000. I got a hot lead through my uncle. His cousin's father passed away and they lived out of state. Long story short the deal fell through but it can happen. Let everyone know that you are looking to buy houses. Word of mouth can help a lot. I would recommend also working nearby towns within 30 to 40 minutes. You will probably have less competition than in a big city.

Im working on a deal right now and i have a question about my contract to purchase. Should I e-mail it to them, have them fill it out, and e-mail it back to me? Or should I e-mail it have them print it out, fill it out by hand, then mail it back to me? What is the smartest, safest way to go about this because I don't want to mess up my first deal.
