@Jared Bauer bro said he’s getting older now and he’s 40. It would be a crypto kid Lol! You have 35 years of work life left. You’re crushing it. Take it slow and get into something that makes you happy. No one here can tell you what it is. Try different things and see! You’re obviously insanely talented and an alpha. You’ll do fine.

@Kobe Xin that makes sense. I didn’t know that when I agreed to 50/50. He’s very busy and has a full time job outside of brokering so he’s really short on time.

I am a new agent. My brokerage split is 50/50 with my broker and I’ve been working with him for almost a full year. I’m fairly concerned because as we speak I am still not capable of filling out a contract or providing the paperwork necessary for a sell or a buy. My broker handles all of the work for me.

As well, I have brought all of my clients to the table and haven’t been provided any leads. Is that normal? Trying to figure out what I should expect. Thank you!

It’s true, it’s not a lot. I agree. It’s what we have after paying the distribution taxes. My wife won’t be going back to work full time after raising our kids at the university she worked at. I’d love for her to manage our properties full time and possibly come work for my brokerage as a sales agent. In my mind, and definitely feel free to correct me, keeping 20k in a 401k seems impudent compared to putting it into a rental that gets our portfolio going.

Very good advice. Our finances are under control for sure. Only issue is I’m a teacher just getting into real estate sales. So we have the knowledge but not a great income to make the moves we know how to make, if that makes sense. I love your caution though and receive it well.

We do have an FHA on our current property. So no go on that. Probably going to have to do creative financing or a 20% down situation.

My wife and I recently decided to pull her retirement to purchase a rental. She has about 20k in all together, and we are aware we will take a tax hit up front. We believe this is the best decision for us at the current moment.

How would you use 20k to find a deal? We can’t househack a duplex because we are living in our first home we just bought four months ago. I’m looking more into putting as little as possible into something that needs a little bit of work. Would you look for an off market property? How would you work the financing with only 20k?

Open to any and all ideas.
