I would invest some for a down paying on a income property maybe apartment NNN Lease or self storge. I would lend some private money for good deals.

If I was young again and started over I would invest in real estate to build cash flow first instead on the fix and flip rat race. I would focus more on acquiring more income properties like apartments and self storage maybe AirBnB properties as well.

Is there anything n that twon to draw people to it. I.e. local college?  Any major retailers near by? 

On the number you don't want to go higher that 60% of the After repair and stablized value including purchase and fix up if you want to get a bridge loan.

We are seeking an experience residentail land developer with proven track record for a 43 acre project lake front project in Stone Mountain GA.

I went to the Than Merril seminar. I have it helpful since I had been out of the business for 5 years before getting back into it. If you already did a flip you know more than most people who come to these seminars. They tend to go after newbies. If you hadn't been I suggest that you go I sure than you can find some useful information.

When is comes to pre-foreclosures you really need to ask questions when talking to the owner to find out where there head is at. I have talked to many homeowners who at not realistic as to what they want to do when facing foreclosure. That said if you find someone that is willing to work with you find out what they want and deliver that to them so that you can get what you want. Negotiate terms so that is is a win win for all parties.

That said Zillow has good filters to get you started. I have used Zillow to build a list for a direct mail campaign and I ave gotten a few leads from that so it is a great free solution.
