Jorge Ubalde thanks, I currently have a condo that I got for a great deal due to an estate sale situation. I wanted to start slow/low risk. My next move I'm hoping for a townhouse that will have good cash flow from day 1 in a stable area (currently Baltimore County focused, but mostly because it's the area I know best). Where is your current rehab located?

@Account Closed I just helped a client buy a townhome in Dundalk. It was foreclosed for around 50k and after being fixed up, should rent for 1,300-1,450. He did 20% down and will have great cash flow from Day 1 of renting. I noticed you said no mortgage, so you're planning to pay cash?

Even with slightly decreasing inventory, there are still deals to be had in those areas.

For tracking income/expenses on 2 units, I would suggest a free option such as Excel. There is still functionality for quick, automated reporting and obviously no cost. A quick google search should turn up some templates and tips as well if you aren't an experienced user.
