@Elliot Kelley sounds like you're on a good start... I like the faculty idea - long term, good salary but probably not looking to buy until they get tenure (possibly)

Good Luck!

@Elliot Kelley Go Hawks! 10-0!

Alright, I admit it - I live in DC but am a U of I alum with the majority of my family in Cedar Rapids.... I have nothing to offer but it's cool to see other Hawkeyes on BP. I have thought about investing in IC, so keep me updated on your progress... I'm also interested to know if you're planning on targeting the college students or further outside of campus. Obviously the school will produce great tenant opportunity, however, they are college students coming home from the PED Mall :)

For Investors who have invested in a cities outside their own.....

1. What trends did you look for during your research that proved to be positive, making the city in question a great place to invest?

2. Did time prove you right? Anything you wished you would of thought of before investing?

@Kevin Albert Welcome to BP... check out the information using FHA loan for your first multi-family property. There is tons on here about it with a lot of people who can help educate you. @Devonte Dinkins may have some good personal insight for you if you are interested. Good Luck!

@Kevin Harrison - that makes more sense... thanks
