What are the cash flow estimates? Simple conversation really…if he can take his profit and redeploy for higher cash flow in a more suitable rental he should sell.

Any luck getting in touch with the owner? You could look up the tax address online and go knock if it’s another residence. Couldn’t hurt.

Title pretty much says it all...relocating to Tucson for work and would like to connect with a local realtor. I’m looking to buy a personal residence in the near term, then will be looking for a 2-4 unit property towards the end of the year. Thanks in advance for any recommendations!

Hey all, 

I'm looking for some anecdotal information about full gut rehabs. At this point I only have experience in a live-in flip but am looking to branch into a full gut, to the studs, rehab on a duplex. Approx. 2500 sq. ft. needing everything from siding to a new roof. I'm just now starting to gather information, so I appreciate any past experiences in the Colorado Springs Market. I would be looking to rehab it above average quality but not to a premium level. This would end up being a cash flow property not a flip. Thanks in advance!

Congrats Jason! That depends on your goals. My strategy would be to refinance out and use that cash as your next down payment, rent the current deal, and live in flip the next deal. Rinse wash and repeat. You could also stay in your current deal and use the cash to buy the next deal without living while flipping.

I just jumped into my first property in February. Since then, I have realized approx. 10k in forced appreciation and I am  generating about $6k/yr in cash flow. Currently looking for the next deal!

What do the numbers look like? Can you still turn a profit when factoring in the realtor fees? If so, it could still be a deal, albeit a more formal one.

A good first step would be to figure out where he different "classes" of properties are. You could get a broad generalization by looking at Redfin or Zillow, then start driving around and looking to get a feel for the areas. You'll also want to get to know the players in your market; check out local meet ups and start to get to know people. Cheers, and good luck.
