When penciling numbers - what are you looking for for cash flow?

Since this will be used as a second home for us, we are okay with it breaking even and realizing the appreciation over time.

What are your thoughts?

My wife and I are wanting to move back to our hometown in Cincinnati, OH.

We currently own our home in Jacksonville, FL and want to keep it as a long term investment.

We are planning on either AirBnB or listing as a medium term rental. We'd like to travel back to Florida during the winter time and stay in the house.

Has anybody done a medium term rental or AirBnb with their primary residence?

What steps or advice would you give to someone in my situation?

Thank you @Jeff Copeland, I am starting the journey to many more doors. It just may take a bit. I plan on becoming a larger scale property manager down the road.

I agree @Daniel Hyman, at this stage the cost doesnt make sense. Do you recommend a good PM or accounting software?

Soon I will be renting out my first SFH. I am researching Property Management platforms and see mixed reviews. I like Buildium but can justify the cost at this stage.

Any suggestions?

Post: Thoughts on SFH with ADU for First Investment

I am considering purchasing a SFH with an ADU in the backyard, with the plan of living in the SFH and renting the ADU.

I am concerned about our exit strategy on this. The ADU does not have a private entrance; you enter on the side of the SFH and they both share the same back yard.

It is at the top of our budget already and needs potential mini-split HVAC added to it to bring highest Air Bnb value. The ADU would offset our mortgage enough to where we would be paying on average around $1,100/month as opposed to the $1,600/ month we are paying currently for rent. Ideally, I would like a traditional duplex for a long-term buy and hold position.

This will be our first home purchase so I want to make a solid decision.

Duplexes are going very fast in my area with multiple sight unseen offers just hours after posting. I don't know if something will come up down the road, which then we will have to rethink our REI strategy.

Just would like to hear some of the communities input. Thank you!

I'm wondering if anybody that owns property in the Avondale area of Jacksonville has put their rentals on Airbnb or used them as a short term rental for traveling nurses/military/etc, and what has your occupancy been?

Would it be better to list the unit for longer term rent, or roll the dice with the Airbnb route?
