Yes, the GNND program seems dead from my research. Landed seems much less limited geographic-wise, but I'm having a hard time getting in contact with them. If you or anyone else has insight into Landed, please share!

Thanks James, yes I know it's to avoid paying interest charges. I'm asking if there's a difference between paying the credit card after every time I use it, or paying it the whole months worth once at the end of the month?

Thanks Mark. I'm going to combine the suggestions you all have given me. One probably dumb question though: is there a reason why you all say pay it off at the end of the month? Is paying it off then more conducive to building credit rather than paying it off every few days?

You're correct about the property taxes. They were $2400 last year. 

In order to get information on rents, would it be better to call a property management company in the area, or the agent on the property listing? For this property and future house hunting as well. To find out about the noise and such that would be a question for the listing agent, wouldn't it?

@Patrick Hall The taxes were straight from the payment calculator on Realtor.com for the property listing. Could that be inaccurate?

Re: vacancy -  see John's post below. He said vacancy is at an all time low in that area. Raising the vacancy a couple points didn't hurt my cash flow too much though. 

I'm still a little confused on what to buy based on - the monthly numbers at the top or the 50% rule! On his videos Brandon insinuated the main numbers CF at the top, not the 50% rule CF, were more indicative. What do you think?

Thanks for the reply John. I will admit the toughest part of the calculator for me is really pinpointing the rental income correctly. What I did was type in "Grass Valley" on Zillow and look at rented houses. These were my comparables. Any other suggestions on how to find rents accurately?

Right, income is more important. I have a decent amount of money saved already, and with my M.A. in Education pay bump that brings in an extra almost $60k a year before taxes. Keep in mind I don't pay rent or that many bills. I'm also a very frugal spender, so most of that income is going straight to savings. 

Want to go in on a house hack as soon as I have the savings, but not sure if I should go FHA with 3.5% or wait until I have enough money saved for a 20%.

Thanks James. I do know this, but I really don't have too many bills that I pay. I realize this isn't something to complain about, but certainly isn't conducive to building good credit.
