Could you expand on this? Do you mean other sources besides ListSource?

Jana and I were talking last night and decided the meetup will probably be more of a casual networking/chatting type, rather than the weeknight meetups that include formal presentations and such. We have a room reserved for anyone that wants to stop by just ask for the REI group! I think we have a server too for drinks/food. I don't think we'll have any sort of speaker or host, more just encouraging people to jump right in and start talking!

Yes, I've got the door knocking/foreclosures pretty dialed in by now. I put up bandit signs around the areas I door knock. 

Realtor networking and getting my absentee owner/direct mail going are my new goals.

I like breaking up the lists by attributes, ListSource offers that pretty well.

One last question! How about automating my letters/postcards? I want a handwritten feel. Would you recommend handwriting addresses, or where do you suggest I outsource this?

Sean man you are awesome, I'm continually blown away by the depth of responses I see from the BP community.

Main points I've taken is that I need to differentiate my mail and that the message and impressions are the most important things to focus on, as well as grabbing their attention and giving them a reason to drop what they're doing and call me.

I have actually have already started a door knocking/direct mail campaign targeting pre-foreclosures/foreclosures. I've also used bandit signs (aware of the questionable legality) and am beginning to network with realtors to find me fixers. Direct mailing absentee owners is another funnel I want to add to my marketing. What do you think of these funnels in conjunction with each other?

Hey BP, looking to add direct mailing to absentee owners to my marketing funnels. From doing a lot of research on BP and Google, I've got some concerns that I would love some insight on! I live in the Easy Bay Area.

1. I've read on BP that direct mail has a way lower response rate in California, and that the only investors who are having success are paying 10k/month on direct mail?? I realize these are seasoned investors with a system dialed in, but what about the little guy like me starting out? No way I can pay anywhere near that a month right now.

2. In targeting absentee owners, what is a preferable # of leads to pull from ListSource at time? I am aware that each lead will need up to 6 follow up mailings! My county had 275 when I refined the criteria. Is this just nowhere near enough for a lower to upper middle class county in the Easy Bay?

3. I want to sent both postcards and letters. What is the benefit of using first class mail? I've read that on several forums it helps cut out the dead leads for follow ups.

4. Should I be handwriting addresses in bulk? I want it to be personalized. I'm curious how to keep it personalized and somewhat automated at the same time.

As usual, you guys are awesome! Appreciate any help I'm lucky enough to get.

Sounds like Pleasanton is still a neutral place that most people can get to.

If someone has a better location, I'm all ears. We were having a tough time settling on one so I just went with one that someone mentioned that I've heard of!
