Thank you so much Dan! I really appreciate that info! To clarify, my uncle is retiring soon and wants something to keep him occupied. In this case, local would be better, but OOS is also an option! We are also open to commercial real estate investing opportunities as well! Thank you again!

Hello everyone! Total rookie here, but I've educating myself for the past year and a half on real estate investing. My uncle and I are looking into purchasing our first investment property together and we are looking for an Airbnb property somewhere along the California Coast. We are currently located in San Diego. The Airbnb policies are looking pretty strict according to my research. If there's any areas that you guys would recommend, that would be much appreciated! Also, we are planning on a 1031 exchange to supply the down payment!

Something that caught me off guard was how slow it seems in the beginning of my investing journey. I'm still working on saving up for my down payment and safety net for my first investment property, so I'm right there with you!

Hello Pablo! I would first start off with the location of the house. You can change most things in a property; however, the location is inherent to the land! Check to see if there are grocery stores nearby, restaurants, etc. These are things that will help you keep it rented in the future. Best of luck with your first house hack!

Hello Cesar! I would recommend "How to Invest in Real Estate" by Joshua Dorkin and Brandon Turner. It was my gateway drug into the idea of real estate investing besides the podcast. I would highly urge you to read and annotate it! You can buy the book here in their bookstore!

Hello David! I'm so happy to hear that you are ready to get started in your real estate investment journey! One way that you can safeguard your hard earned money is buy contacting the escrow company by phone for wiring instructions when you have a property under contract. Some escrow companies don't send reminders to do this, but I recommend doing this just to make sure you don't become a victim of wire fraud. Also, real estate agents don't get paid by their brokers until escrow closes. Our sole goal is to help our clients out! If you would like more information, please let me know.
