Have you heard of the SkillBridge program? I'm in the Navy and I am about to start a SkillBridge with Keller Williams in Honolulu, 6 months prior to my EAOS. I would recommend looking into that, there are SO many things you can do in real estate and this program allows you to completely immerse yourself while still having the cushion of the military pay. You can find out if it's right for you or not and move from there.

I agree with the other two. For the future, I've heard of people adding a part to their lease about breaking it early, saying something where the tenant has to pay equivalent of 2 months rent to break it early.

I would buy now, especially if you can find something that will break even when you move. The best time to plant a tree was 20 years ago, the second best time is today.

The reason I don't think that there will be much upside to upgrading is that there is almost no competition for rentals in the area, yet there is a relatively high need for renting in the area. There is one other house in my surrounding area for rent otherwise there are a few apartments.

Adding flooring and painting may raise rent a couple hundred, just not sure about that - should I just bite the bullet now to try and add value for the long term?

I have a home under contract, I'm looking at all of the upgrades required, roof, HVAC, and fixing wood rot are among those, otherwise the main things are cosmetic. Though, I don't think the cosmetic things will raise rent that much. I would need to redo flooring throughout and paint the interior and exterior, install new vanities, lights, new kitchen, the list goes on. I'm curious what people would recommend doing. Right now, I'm thinking about doing the basics: roof, HVAC, and things required to make the place safely livable, but not much more. I don't believe doing much more will equate to a great increase in rental income.

I rented out by the room before, I didn't even look into it if it was legal or not for the area. Take a look on Facebook marketplace and see if people are doing a room for rent around where you are, that might give you a good idea of what you can do.
