Getting pre-qualified is different with them, you really just tell them how much you need and they send you a letter, at least that's how it worked in my experience. Most require 20% down for a newbie flipper.

The process is quite easy, they ask for a few things, not as much as conventional lenders. I believe it was just the credit score, current flip experience, and maybe income... It's best to reach out to one to have an idea of what they will require.

I agree with Gregory, I've found mostly 10% with lower rates being a little sketchy.

It might change the price it will rent at, but it shouldn't change the speed it will rent at, as long as the price is right.

You could do a quick rentometer search in the area of 3/2 vs 3/1 to see what the difference in rent might be.

Just interviewing a PM to see how they do things to help make your decision may help you a lot, either way read some books on PM, don't go into it blind. It will cost you money.

Depends on how long you are willing to wait to recoup costs, I don't think it would give that much more monthly rent, it may make it easier to rent out quicker though. Are you going to use a property manager? They can be a good source to ask whether or not you should make a change to something since they do a lot of showings to renters.

I am trying to do a cash out refinance on a property under an LLC, I understand that most conventional lenders don't like to deal with LLCs. Who do I go to in order to do this?

Can you point me in the right direction for researching the amount of commission taken as income after 1 and 2 years?
