Jerry W. I like that model, do you find resistance from banks/lenders when proposing those terms? Do you propose the 5 Yr ARM as an incentive to lend or a show of confidence? Also curious to know if it's possible to offer ARM options at both 5 and 10 years. Sorry for the question overload. Thanks!

Jeremy Pace, great post! I'm currently evaluating several opportunities in Cleveland/Akron, OH and they range from 4 - 11 unit. Do you find that relying on the "basic numbers(income-expenses=profit, if that info is available) is a trusty way to determine whether or not I should move on a deal? If a cap rate is present, in the property details, what would you say are desirable-intriguing return rates for you as investor? Currently, I'm trying to check under every stone to make sure I don't get bit by unexpected expenses. For instance, even after factoring an additional 10%, for adding property management for the 11 unit, and a wrapped mortgage note (100% financed) I'm still getting around $2,200 cash flow/month. Rents seem a bit low for the area, as well. My last couple steps are to contact a contractor/realtor to get on and in the property. Any advice or willingness to partner would be welcomed! Best, Kyle

Congrats on the great deal Oz! Personally, I've wanted to look into buy and holding multi family units to break into developing my real estate portfolio. But my exposures to wholesale really have me intrigued. Reading up on Brett Snodgrass', successes in Wholesaling, have furthered my interest in this strategy as well. A couple questions: Would you recommend your mail out campaign method for newer investors? How did you meet your partner in the deal, and were you financially responsible for any part of the upfront cost? Having located several opportunities for deals here in Ohio that appear to have numbers that work, my biggest question is how to find an established investor, willing to help me on the deal, provide some experience and make money in the process! Nate Richards I'm currently working with a close friend who is both a realtor and property management company, CFO. We're looking at several multi families in Akron currently and am researching to prepare an offer for one specifically. Would love to get your specific feedback on the area, tenants, the Ohio Loopholes you're mentioning as well as insight on banks/rates. Thanks!

Hello all, 

My name is Kyle and I am new to the world of professional Real Estate. This is for me, a major leap of faith into a new career field. Thankfully, I have a background in Customer Support, Sales, and collegiate level athletics which I think all point me in the direction of pursing the world of Real Estate Investment. Also, this wouldn't be my first experience jumping into a new field and thriving. Through self education was able to become both a licensed insurance agent as well as Supply Chain Account Manager, each for over year. But in both careers, I found I was giving more time and getting less fulfillment.

While working 9-5 jobs, over the past 5 years (Finished Study at BGSU in 2011), I've spent countless hours working for free and volunteering to try and make my dream of working in an NBA Front Office a reality. For the last 3 years, I've finished 2nd place for full time NBA positions that 100's of applicants interviewed for. At this time, it feels as if God is using the consistently closed doors to point me in a new direction.

It is on this faith that I look forward to interacting and learning from those on BiggerPockets.com! From similar background's to journey's that are completely different. Successes and failures, my wife Michelle and I are looking to not only build a strong Christ based foundation for our business but also our lives. We welcome all encouragement and advise.
