Yes! It’s so hard to find others in this niche that do some variation of the “build a house, move into it for 2 of the next 5 years, while you build the next house, move in, sell the previous house for profit, and repeat strategy”. That’s a mouthful, maybe its because there doesn’t seem to be a name for it (let’s call it BLBS=Build, Live, Build, sell ;)

Due to some unique circumstances we're going to be sitting on a boat load of equity on a personal residence that we're looking to see about options on leveraging right into multiple investment properties, ideally through DSCR loans. We are very aware of HELOCs, HELs, Cash Out refi's & these new "Selling off your equity" products but I'm wondering if there are any better, other or private lender options for accessing equity in your primary residence?

Our next real estate investment is our own house we're build on land we own in MN using Landmark Home & Land company that provides full service support to owner builders with their kits from design to permitting to completion. We're trying to figure out financing for owner builder for $600k and looking for any suggestions or referrals. The deal comes with a MAJOR equity position upon completion, (After build value over $1M), stable high income earner with 800 credit score and full docs. I work in Commercial remodel field, around construction all day, have managed hundreds of employees at a time and managing the subs of my own home build does not scare me at all. Have consultants to assist but just looking for a financing solution through the build portion that upon completion the loan would be rolled into a traditional 30 yr mortgage or VA loan. Already pre-qualified for traditional construction loan but would have to use GC but we really want to do owner builder. Any lending referrals?

Thanks for sharing your experience Rick. It's definitely encouraging to see people are making it with STR strategies like this. We just moved out of TX ;( but are looking for an investment property near Austin (like everyone & their mom though) so this certainly brings other considerations. Any other recommendations of areas or lakes?

Agree with most others, JUST SAY NO TO 1800Accountant. They did our business and personal returns and it has been the longest drawn out process ever. Poor communication, long delays, big mistake. At times I felt like I was the one educating them on how taxes worked. We will never use them again and will go back to local CPAs from now on.

Hi Alex,

 Love the idea. I’m in Texas too but building a house on 10 acres in another state and getting more into RE investing and have thought about buying more land and building duplex & quadplex units to hold and rent out myself.
 I would probably study the rental comps, which sounds like you have, and spec out the home based on a final all in sale price to the investor that ensures the units will cash flow for them.

Since I’m looking at doing similar thing I’m interested in seeing what you’ve done with this project.
