@Zyar Brooks Absolutely, good to see you on here as well! I think we have enough people in Abilene to definitely start a meetup/group. I'm looking forward to getting started on the BRRRR book, sounds like it's pretty popular, just need to finish up this book first.

@Robert Schulmeisters Good points as well, I think I will try to do a walk through, and keep an eye out for those items as well. I read in one of the books to record the walk through as well, so if I forget or don't notice something I can go back and check. Also sounds like private/hard money is my only option to get going on this as well, don't have enough capital just starting out to do this on my own. Thanks!

@Josiah Sia Thank you, I am looking forward to that book for sure. I haven't been able to make a webinar yet, but I did read Brandon Turner's starting out book. What part of Texas are you in?

@Rick Pozos Thank you for the response. Some very good points, I hadn't thought through why they would stop building, could be anything I suppose. Maybe their foundation was cracked and they are looking to pawn it off. I'll have to ask the tough questions and see if it is still worth pursuing.

New Investor here, have been researching properties and trying to run numbers for some potential deal candidates. I came across a house that is unfinished, where the owner started building and then got about 1/2 way through and decided not to finish it, but sell instead. The house has a finished roof, exterior windows and all of the weather wrap, but no siding and no interior pictures (assuming it would be at the most, dry-walled inside). 
Is this something to look at as a good rehab option? Most of what I've learned thus far is targeting houses in bad condition and repairing, but my thoughts are that if I can get a decent deal on it, most of the work that was done, should have been done right, just unfinished. Thus, no surprises. I am still new, so my numbers are probably off, I'd need to put more effort in before I consider making an offer, but it's listed at 55k, just dropped from 60k. Best guess at ARV from comps in the area put it at 80-100k. Repair Costs (finishing costs?) at this point are unknown, since I haven't gone so far as to talk to the seller or any contractors. It is a 1500 Sq ft 3/2, likely with all interior needing finshed + siding & landscaping.

Am I on the right thought process?

Hello Bigger Pockets members!
My name is Kyle, I am an aspiring Investor currently living in Abilene, Texas. I am Active Duty USAF, and married with no kids. My wife is a Dental Hygienist & we are both excited to work together on our REI journey. I recently read what seems to be the spark to nearly every investor's career, Rich Dad Poor Dad. The book blew my mind, I grew up not knowing any of the fundamentals of what "Rich Dad" was teaching, and since I read that (in June) I've been doing everything in my power to grow and learn more so I can get started and change my life!

I've got probably 10-15 BP Podcasts under my belt, plus a few other REI podcats; I've read 2 BP published books so far, working on #3 right now. Thus far these are the intro level books, next up on the list is the BRRRR book, and How to estimate rehab costs. I've also invested some money into Ben Leybovich's Cash Flow Freedom University, it was modestly priced in comparison to the guru classes I've seen, and so far (nearly 1/2 way through) it has been very informative. I have run some mock numbers on my own on properties near me for practice, I've researched some meetups, my next step after I finish those 2 previously mentioned books, is to start networking, hopefully learning from others and then get started with my own deals. I've been hanging out on BP lurking for a few weeks, figure its time to get my hands dirty and introduce myself!

I am interested in BRRRR/Fix & Flips starting out, I don't think I have a whole lot of other options with only some capital to bring to the table, and zero experience. Near term (2-3 years) I'd like to move into multi-family housing, as well as RV/Mobile Home parks & self storage. I'm sure these niches will change for me in time as I learn more, but that is the plan for now.

I am eager to connect with others in Texas, Abilene is a pretty small town, but I don't mind driving to DFW/Austin or other areas to meet people and connect. I'd love to meet a Flipper near me and contribute some time to learn how the process is done.
