I’m super glad that I found this. I’m in Baltimore and I’ve been looking at an 18 unit apartment building in Cumberland that’s 96% occupied and cash flowing well in Cumberland. Since 15 of the 18 units are occupied i began struggling with the contractor aspect as well and finding an appraiser out there because we would love to pick this property up.

I definitely love the town-like feel of Hagerstown and Cumberland

There’s definitely a ton of opportunity in both areas. The most important thing is what’s going to work best for you and your investment strategy. Every area is going to have its hang up but in my opinion it’s worth every bit of it if you’re reaching your goal monthly or annually. That’s the same as someone saying “i want a Ferrari but i hate the gas prices, maintenance and insurance” 😂😂 none of the other things matter if your goal was to get that car and you accomplished it. (Probably not the best example since that car will be more of a liability than an asset) but hopefully you catch my drift.

Could I please get access to this contract as well? My wife and I are in the process of buying a turnkey business and need an investor or two in order to raise the money for the EMD this week to get our offer at the top of the pile and 4K is all we need, and with that being said an agreement is also needed and google led me here to find it 😁😁

That's amazing I'm still looking to do the same but ran into a bit of a road block to a degree on how to properly structure my LLC to get approved for the Business Credit. My personal credit isn't as strong as my business partner he has a 790 fico across the board so the plan is to of course roll with his. But what we run into is certain things like needing a 411 registry, 1800 number, needing his home address to be the business physical address and the Registered Agents address.

Did you have to do the same to get approved?

Mr. Barnes this is strictly a way to see others opinions with this topic. If you’ve had bad experiences with investing in Baltimore since 2015 and feel like some of the properties are crap in some of these areas (that I haven’t mentioned) then that’s fine that’s your opinion and your experience, my opinion is that it isn’t but in no way am I attempting to change anyone’s mind by subtle insults on how they invest it’s best for folks to find out for themselves because what may be crap to you may be a diamond to another which is why I decided to shed light on the good things to take away from these inner city areas.

I would assume that you’re still in Baltimore since you didn’t state otherwise so let’s just go with a more positive take on this response.

why are you still investing in Baltimore?

And what experiences have you faced that’s keeping you from investing in underserved areas aka “the hood”?

You should come down sometime if you’re near Baltimore I’m just looking at everything from afar for example Baltimore is in between two highly priced and progressive markets which are DC and Philly so to me it’s kind of a no brained to come and pick up some of the properties here before the same thing happens and while they’re extremely low in price.

@Erik Whiting there are a lot of those types of properties here and we’ve been locking them up under contract to sell wholesale but with a twist. These floor plans already have exposed brick and it’s at least 8 vacant houses right next to each other and we are looking to sell each one of them for $7500.00 I know something is happening because its in a good spot for revitalizing.

There’s a park being revitalized 1 block away. There are two major hospitals near, john hopkins biopark campus is near, and they have new build apartments going up,and the location is 5 minutes away from downtown Baltimore.

It’s only a matter of time before things begin to shift in this direction. We already have one deal ready to go out to our buyers hopefully they’ll see the vision.
