Big help! I really appreciate your time to let me in on some of these hidden expenses. It does seem that many believe dealing with condos is more of a headache and money pit than anything else. I’ll steer clear of them and continue to look for multi family properties and be patient enough to buy when the time is right.

How’s it going everybody, 

My name is Kyle. I’m 34 years old and just now learning about how to use real estate to invest, so I’m definitely behind the curve. I’m hoping that I’ll be able to learn from all of you on top of reading as much as possible and listening to podcasts. I was just thinking that with a big enough down payment anything can cash flow. However you are correct, I feel that house hacking may be the best option starting out. I can always pile up the extra money from househacking to put towards my next investment.

An ideal situation for me would be to househack a triplex but I’m not finding anything like that at the moment so I figured I could at least start to build some equity and cashflow with the condos in the meantime. They would just be buy and holds anyways. Once I found a duplex or triplex my plan would be to jump on it and househack it.

Hey everybody, 

In my area there seem to be condos that will pop up which could possibly make good cash flowing rentals. They tend to run anywhere from $100-150K per condo. My problem is, they tend to get swept up before I have the time to blink. Any advice? I’d like to make the jump on my first rental property but have no idea how to get in the game.

This is awesome! Did you feel like taking that HELOC out at the beginning was risky? Did you know for sure you'd be able to find deals in your market before hand? One of my biggest concerns is that people are constantly going to beat me to all the best deals.
