Hi all,

Currently looking for a property to purchase in the Pacific Beach area - Budget about $1M -$1.7M - willing to put work into the property as well. Ideally want it to be a short term rental while also being able to go to it when we want to visit San Diego. Anyone who understands this market as well as STR. Looking to get moving on this and will be out there to view properties towards end of November.

Hi all,
Looking at some areas in South Florida for a SFH. Wanted to know your thoughts on the area and then also any connections to certified Real Estate agents in the area as it will most likely be a STR after a year of living in it. Feel free to give any feedback as I am super open. Have a STR in Plano Texas and it is doing good. Please share some insight my Florida brothers and sisters!

Hello all,
I was wondering if any had some insight on running a Real Estate Business or even starting out a Real Estate Brokerage. I have a pretty big group and community and I want to brand my own business with a team in the future here soon and was trying to figure out the best way to go about it. Whether it was a team of Wholesalers, Fix and Flippers and just scaling like that or if a team of agents and brokerage under my brand would be better. If anyone has any experience would love to connect.

Hi all,
Looking to get a property in Texas for investment purposes and know the demand for college students. Will be living in the home for 6-8 months then plan on making it full rental property. Any ideas on good cities in Texas? Was looking into Dallas, Houston and Austin.

Have been looking at multiple properties in SDSU area that are minor fixers. They all have un permitted add ons and Im not sure the best way to go about it if I am interested as I dont want a huge expense coming my way if the city does not approve. Any ideas to be safe and manage risk on this?

@Kenneth DonaghyThis might be a move... 15% on 600,000 ish property. I can pay more then the monthly mortgage payment each month to get equity quicker right?

Little bit of both. Going knocking on preforeclosures doors tomorrow as well as the neighbors. We have a loan almost approved so most likely staying away from hard lenders. Thank you for your insight!

We are one step away so pretty much pre-approved. Lender said we are good to go on offers. The only thing wrong with my thought process on putting down 5% is the PMI. Will probably be living there for acouple years and trying to house hack this house! Thank you for your insight anymore in welcome.
