Post: Landlord advice tenant has gnats Chicago

I have a 5 unit all brick building in Chicago. Two months ago, a tenant complained about gnats. I sprayed in the apartment and set up an indoor bug zapper. Today she reached out again saying the gnats are really bad.

I lived in the apartment for 2 years and never had gnats. She also has a dog.

How would you handle the situation?

I was looking at some 4 unit buildings, but between taxes and the extra hoops they make landlords jump through, I will likely stay in my comfort zone in Chicago for now.

Congrats on the baby! My wife and I had our daughter in February. One of the best decisions we ever made was to pick up a couple multi families before we purchased our own home. We used owner occupied financing and got a 4 unit and a 2 unit. Today, we cash flow around $4400 a month. Get the 4 flat, your daughter will nenver remember living in the apartment but youll be able to put her through college from that one simple sacrifice.

I have two properties in the Beverly/Morgan Park area and am curious if anyone has experience with rentals in Oak Lawn. Does the city have any special requirements, inspections etc?

I currently have a 4 plex, duplex and live in my SFH. My rentals cash flow around $4,500 a month. I just recently purchased and rehabbed the duplex so I do not have much capital at the moment.

That being said, I have had multiple friends who have approached me about getting into real estate as they have watched me have success these past 5 years. We are all in the Chicago area and they currently rent. I am curious to know if anyone has been in a situation where they ha e partnered with someone to use their ability to get an owner occupied FHA loan on a small multi family. If so, how did you structure things and could you share your experience.

I heard the guest on this weeks podcast #348 talk about how she did this with her sister and it really had me thinking. For example, could I partner with them to buy a 4plex, they live in it and I manage it.

Any thoughts or feedback would be appreciated.
