@Alexander Zurn I just texted my inspector for a sample report. Great idea.

@Alexander Zurn My inspector encouraged me to bring others. The property manager of the property will be there (represents the seller). So I told everyone to keep there poker face and take a lot of notes. This is why I am having other people there to do the grunt work which I normally would do but because the house is 6500 sq feet, I need extra hands. I believe I have prepped well, but want to see what others had to say. How big was your inspector report?

I am about to go take a look at a house that I have been pursuing for 10 months. I am bringing an inspector and 4 other people which will help me review the property, make auto-cad drawings and extra sets of eyes on potential repairs. Any advice as I prepare to get ready to turn over every stone on this house?

@Rebeca Perfecto Don't use big banks. Small bank or Credit Unions are the way to go. Let me know how this goes. I am looking at buying a property that has 8 bedrooms and is labeled as a single family home. Do you have the appraisal? I am curious what the comparables the appraiser used and what his opinion statement says.   Good Luck with this opportunity. Hopefully things work out!

couldn't you ask the bank to get a different appraiser and challenge the first appraisal? Also consider asking the bank to have their internal people review the appraisal and see if they can make an exception or change that opinion. I work at a small bank and I have seen this done before.

@Jeff Dulla I am thinking conventional financing, but I am having some difficulty finding a lender. I would like to do 20% down ($95,000) and then keep my remaining cash on hand. I view the jumbo loan option too risky.

@Brent Coombs The problem is the property is in a hot area so even though its poorly managed the location is prime. What % do you look for a property to generate?
