What is you process when evaluating a multi famialy property? Whats your step by step process?

I was lookinga at a 100 unit complex for $4,500,000, class c, Assumable Fannie Mae Debt. It would require around $800,000 for the down payment. If i dont have $800,000 to use what can i do?

@Rich Weese Would you recomend investing in 100+ unit apartment complexes? I been flipping houses for 5 years and im now looking at ways to get a bigger return on my money. 

I was looking to buy a apartmrnt complex 100+ units and most of them had 100k+ a year in utilities(Water and trash) Utilities just kill the profit. So i did some research and i found out about sub meters. Which would basically separate the water to each unit and then each tenant would be charged each month for water. 

Is there a grant for aquiring multi famialy properties? Lets say 100+ units. Is there any type of grant you could get?

Does anybody on bigger pockets make or know someone that makes a million dollars a month from real estate investing?  If so how do you do it? Do you invest different than the average investor?
