This is probably a crazy question but can you start your own bank and then borrow money from the federal reserve?

Is there ways to use other peoples money for the 25% down payment on a mf? Or can you only use your money? Can you negotiate the down payment to like 10%? How do other mf

investors do financing? Im looking at a 100 unit complex for $4,000,000. Suggestions?

How do you make sure a contractor is not ripping you off when purchasing materials. How do you verify what they purchased and what they used. How do you make sure they dont buy something and then return it?

For the past 8 months i could not find a deal. Everything is so expensive now and selling for retail value. And even if i find a deal the competition takes it away from me. Has any one else noticed this? I was thinking about getting into multi-famialy apartments.

What is better commerical or multi famialy? Which one is more profitable? To me it would seem that commerical is more profitable because you dont have much expenses compared to a multi famialy aprtment complex. Is this correct? When i say commerical i mean retail and office propertys.

What is some ways to get rid of your utility bills on your apartment complexes. I heard about submetering but is there something else that would be easier and cheaper?
