Post: Warranty Deeds

When I search the County Recorder of Deeds website, I often times come across "Warranty Deed" with a dollar amount attached to it.  What useful information should I be taking away when I see something like this?

http://batchgeo.com   It won't help you along your route, but when you get home, enter the addresses of the properties you wrote down.  It'll map them out for you so that the next time you head out driving for dollars you can be a bit more strategic.  It's a really cool tool to use, especially if you are going to be adding potential properties to your list over the course of weeks/months

What kind of clean?  Dust and make it smell good?  If we are talking an hour of your time or a small amount of money to a cleaning service, I would do it.  I managed lower income tenants for years and I was very reluctant to go the extra mile unless I was certain they would continue paying rent and honoring the lease.  With a bad tenant I would tell them something like "After I get the 3rd month's rent, I'll have someone come clean the place".  A good tenant, I'd just have someone clean it and hope that gets them to sign another lease in the future.  Give it some thought, you'll make the right decision for yourself.

As a former property manager I would have residents and investors asking me if I would be willing to sell.  Ultimately it wasn't my property to sell and I would forward them to our investor representative.

I have spent the last few days driving for dollars, or I should say walking.  Often times there will be a sign on the building with a name and number to the management company.  

My question is: has anyone had success contacting property management companies looking to get in touch with the owners of the building?  Were they helpful?  Did you offer the property managers any incentive if yourself and the owner were able to work out a deal for the property?

My goal is to contact the owners of these off market buildings.  I have mailing address using the assessors office website but I am interested in finding a way to track down these owners and speak with them directly.  Any advice would be appreciated!

 Ha! You make it sound like that should be an easy answer, and maybe it should. But right now my comfort zone is in management....So both?  I'm 100% okay at this time leaving my comfort zone but the details concerning that departure are still up in the air.  Any advice?

Hey Ryan!

 That's the million dollar question.  I got into real estate through friendships and the property management world is the extent of my real estate bubble.  I have a mostly "boots on the ground" sense of the management world....Working with contractors to refresh/rehab/emergency calls, serving tenants notices, moving tenants in/out, renewing leases, handling receivables etc etc.  After awhile the world I was working in (real estate) started to make much more sense and I wanted to become more self sufficient in this world.  So the next steps are

1- Talk to as many people as possible about their goals/ideas/stories

2 - Do the homework to see if opening a PM business is for me

3- Start looking for investment opportunities and manage those bad boys

4- I'd be lying if I said I didn't have an interest in being a sellers/buyer agent.  

I'd like to keep in touch  and if you have any goals/ideas/stories with me, please share!

Spent 3 years managing SFH around the SE suburbs on the city. Loved the pace but was ready to try something new. Went on to manage a senior living facility handling tax credit residents. Definitely was not for me! I missed the hustle and bustle of SFH management and all the characters I would come across along the way. So I left, got my brokers license, and now I am figuring out what is next! Figured signing up to BP was as good of a start as any. Hello all!
