My question would be why these properties are sitting for so long in an area that has good demand. 

Are they overpriced?

Is the rehab really bad quality/

Were these houses actually purchased by him, or just a long con?

Learned this trick from my agent when I was shopping for my own home this summer. Fort Collins market is insane and going 20k-30k over wasn't out of the norm and on average 20 bidders. The house I bought, I won with the escalator cause. So certainly a handy tool to have, as long as 10 others aren't doing the same, haha. 

I would take screenshots of these omissions on their page, then tell them straight you wont be renting to them. If they for some reason want to press the issue legally, let them try to explain their own confessions. Not likely to go well for them. Just saying it was rented already will likely cause issues when they see it still listed days later.

It's Friday night, I would swing by after 9 and see if anything is amiss. If there were people coming and going at all hours, I would think there would be evidence left behind (stained carpets, drywall damage, yard damage, etc). Given the info we have so far, I am inclined to think the neighbor is the issue and the "or else something bad will happen" reply seems like a threat of taking action. 

If the neighbor is the type I'm thinking of, it isn't out of reason he bullied a neighbor into backing him up. 

Edit: I would also swing by tomorrow and ask the house behind and next to yours, if anything has been going on. Ideally they wont have any "dog in the fight" and give you a straight answer.

I haven't used him since he isn't in my area, but did speak to Andrew Micheal on the phone. Was a big help when I needed a rundown of hard money figures (even sent me his spreadsheet) , and got his input on the deal I wound up doing. So for that, I would use him if he was in my area.

I had the same issue last year of showing my income being self employed. I broke down and hired a CPA who worked it to show enough income to get approved without killing me on fewer deductions. My loan was based off only one year of taxes.

 Sounds like you nailed the reason for why he has gone from good neighbor to complete...well you know. He had it all planned out in his head before you grabbed the property from him, the way he sees it.

Check your local laws and if you're in a one party state, video record on your phone, but just hold it in your hand. One party means you don't need him to consent to recording your interaction. You wont have his face, but you'll have a clear recording of what took place in case he wants to continue creating issues for your tenant.

You're going to be paying a high premium to buy in Fort Collins right now, and really rolling the dice on roommates. I looked at two properties this summer that were for sale that were trashed inside and out. Both were bought by parents for their kids, who brought in roommates and turned it into a party house. Both only lasted a year before they were put up for sale and put their kids in an apartment. So you're rolling the dice on who will come in and out of that house.

That would work except he wants it sold and wash his hands of it. His focus is on all the new changes.
