A large portion of my investment portfolio exists in Columbus, GA, thus I'm curious to see if this event is still ongoing during the midst of the pandemic.  If not, I'd be happy to host something virtually.

@Jared Vincent - see my most recent article on renting to military tenants here.  I think that you'll find it useful.

@Lauren Alia Mlouhi - thanks for the positive feedback and I'm glad that you found the article insightful.  I'm actually running a survey right now and have had a massive response from service members.  As it stands, the top three qualities that military look for is: 

1. Safety (i.e., little crime in the area)

2. Near quality schools

3. Affordability

Therefore, if your place meets these criteria than consider renting to military folks. Often times, you can find younger Soldiers (E5-E6 and O1-O3) that like to live together and split to rent to pocket more cash and would sacrifice the traffic noise for more coin in the pocket. Also, I've seen a mixed bag between apartment dwellers and people who live in SFH. However, all of my properties of SFH and my renters prefer to live in a house with a yard versus an apartment because of personal preference.

@Jabbar Adesada - As a veteran (go Army!) my advice to you is the following.

1. Report to Basic Training - Crush it and bury some sand fleas!

2. Research the local real estate market - not sure if you're enlisting or commissioning however, at 19 I would assume that you're enlisting therefore, you will not be able to move off-base until the rank of E-5 or if you're married.  If you're single, you will be given a place in the barracks but you could purchase a place off-base but you will not receive BAH due to military regulations.  My recommendation would be to use savings from Basic Training to purchase a place (3/2) in the local market and ask some friends to move in with you so that you could house hack.

3. Rent - continue to rent the house out to the same target market (i.e. recent basic graduates) for the next few years.

4. Repeat.

Matt - why not continue to invest in military areas?  I did 11-years and my portfolio mainly exists in GA and FL and I rent exclusively to Active-Duty Soldiers.  See my post here.
