I can't say this book was my motivational spark for real estate investing since I started five years ago and am just now reading it. However, even being only half way through it right now, I'd have to say it is fun, quick, and thought provoking. Sure, it's not the deepest book you will ever read, but it sure does make me want to go out and conquer the world through real estate investing! Currently studying to pass my real estate salesperson exam, and I keep picking RDPD up when I shouldn't!

I know this is an older thread. But, would you possibly be able to add your tenant cleaning move out checklist with prices to the file place @Brandon Turner?

I have my own and was just wanting to compare the prices. I feel as though mine might be a little low and have been asking other landlords and property managers. I would like to 'scare' tenants into cleaning a little better:)

I know this question was asked a little while ago, but there was a small amount of replies. Everyone is always looking for the perfect contractor and I know they are like a needle in a haystack. However, I am wanting to hear about any recommendations, for Omaha, Nebraska or experiences (good or bad) with our local contractors. I am going to be investing in rehab buy and holds in 2016 and contractors will be required.

Hi Eric Waters Well one to BP from another Omaha resident! I currently have 5 rentals, but have a very similar goal of expanding quickly within the next five years. I am getting my real estate license in January too, so please let me know if I may be of any service to you. Hi Nick. I also relatively new to real estate investing. I am into buy and holds right now though. I'm going to have my real estate license this January and would like to offer my services then, if you hadn't found someone beforehand. Hi there. I'm sure this subject has been discussed many times before. However, I was wondering what methods and time frames other landlords are using for period tenant home inspections? Right now, I am physically going to properties every 60 days to replace furnace filters. This works ok on the 9 properties I go to now, but think it might be too much as I acquire more. Just curious as to what other landlord are doing. Thanks!
