Post: eathquake insurance: expensive but necessary?

I had earthquake insurance before for my rentals, but when I changed to a commercial blanket policy, that coverage was not maintained. I have discussed it with my insurance agent and he tells me the earthquake insurance for commercial policies in Indiana is way to expensive right now to be practical, he says there are changes to how those policies are done coming in August so we will be reviewing my policies then.

The home I live in currently is rented through a management company. The lease lists both the management company and the property owners. The owners information is also listed on the county website including their home address. In Indiana, I believe you are required to provide a name and address to serve someone legal notices in regards to the property/lease, but that does not have to be the owner.

Check your local laws, some states require disclosure of the property owner. I own and manage my rentals, and I let the tenants know I am the landlord, I don't see much advantage to hiding that from them.

I am also in Indy, I have observed this increase in enforcement as well. I haven't had any of my rentals targeted, but some tax liens I have in Indy have been cited, and I receive copies of those notices.

There are companies that will do umbrellas for however many properties you have, try checking with an independent agent. My policy has a 3 property limit, they made an exception to add a 4th, I was told they cannot do a 5th, so I will need to fine a new company for that.

If you are looking for lists of tax lien sales with an overage, that may vary by county whether or not it is available. If you are looking for lists of unclaimed funds, I believe that is usually available at the state level. What are you trying to do with this information?

Rentals slow down in mid-November and pick back up in late January, early February. I try to have new rentals ready before or after the slow season so I'm not sitting with an empty unit for a long time, but I don't try to time my leases out to have renewals in the spring.

As others have said, it will depend on your local laws and your lease agreement.

My lease states:

"Tenant must keep all essential utilities/services for which tenant is responsible under this agreement maintained and operational at all times. This includes, but is not limited to, natural gas, trash/waste removal, electricity, water, and sewer. Failure to do so is a breach of this agreement and cause for termination and/or eviction."
