I was just surfing the MLS as I sometimes do and came across a listing with this description

"Nice income potential. Duplex located in Willmar. House just needs some TLC. Main floor unit is vacant and can be shown. Upstairs unit is occupied and can not be shown. Property is being sold occupied, in as-is condition with no access and no inspections. All offers must include a preapproval letter. To report any concerns with a listing broker/agent or to report any property condition or other concern needing escalation, including concerns related to a previously submitted offer or information on how to place an offer, please call: ..."

I find this pretty sketchy considering it is being sold as is and you are only able to view one unit with no inspections... Am I right or am I missing something here? I'm not interested in buying this property but just thought it was strange. Let me know what you think!

QUICK TIP ( as @Brandon Turner and @Joshua Dorkin would say) for you @Lorenzo Jackson, It seems like you are using wide or superview with your gopro. try taking them in medium view as well. I personally do not like how fish eyed the wide view is when taking pictures for the interior of a property. I like the medium because it gives a larger field of view but has less of the fish eye effect. Give it a try and choose what you like best!

Hi BP!

So right now I'm working on a class presentation on "The factors to consider when purchasing investment properties". I am actually excited to do this presentation as I'll be killing two birds with one stone. Doing a presentation for class and studying REI. I already have a few ideas for various factors but I would love to hear yours. Mine are:

1. What strategy to use.

2. What niche to invest in.

a. What can you afford.

3. What is your end goal? Where do you want REI to get you to?

These are just a few off the top of my head but I am wondering what you guys think the best factors to consider are when purchasing investment properties.

Hi MN investors!

It seems that there are not very many active BP members in the Saint Cloud, Minnesota area. I am looking to meet some of the investors in the St. Cloud area. I know there are investors here but I haven't had much luck meeting up with anyone. 

There Is definitely a large group of BP members in the twin cities area but I haven't had much luck making it to any of the meet-ups yet. If anybody has connections with investors in St. Cloud I would love for you to forward them my contact information. I mainly just want to meet other like minded people in my town.

p.s. I tried putting as many relevant key words as I could in hopes to reach the vast majority of Minnesota BP members. Minneapolis St. paul :)

Possibly try looking at other areas around central MN? I'm not sure if you're strictly investing in the cities but if you are open to looking else where, there may be some better suited markets for an investor right now.
