hey mike is your glass half full or half empty here? :D you said the tenant pool is lousy. Are you meaning the tenants theirselves are lousy(meaning they dont pay) or do you mean the pool is lousy (meaning there isnt enough of them)?

i am sure you will get all sides of the coin on this one.. but it really comes down to economics to me. what is the rent in the area? and would others be willing to rent the unit if the current tennant moves out when you raise the rent?

i am surprised it to HELOC's this long to freeze.... and i am laying bets that the housing market will take a turn for the better soon after the election this year.. Seems the knuckleheads in DC think they need their greedy hands in the pot and making the housing market a bigger issue than it should be.

one regular poster here will always say this and it should ALWAYS hold true... NEVER invest more than you are willing to lose. On my first deal we invested only what we could afford. In other words, if we had no tenants could we afford to make the mortgage payment... Good luck and enjoy

yes the shark bite will make those connections to copper etc... to pex.

and i thought about making those signs myself,but these jerks will do anything for some crack and i am sure they have never heard of pex

shark bites are a little more expensive... but in my mind well worth the time and effort..or lack of effort. Plus no costly expense of buying pex tool..

i bought a real fixer upper for $30K in a nice blue collar area of town. The neighbors LOVED that I (or anyone for that matter) was coming in and fixing up the eye sore... anyway, i was renting the top floor to my step daughter while rehabbing, and she had this boyfriend that she was trying to get rid of who kept coming around and hanging out (stalking) her at all hours... Well as luck would have it, the neighbors keep a watchful eye out for her and my property, and too boot one neighbor has a daughter that is a cop in the city where the house is.... Well we didnt see him any more!!

moral of the story... Be nice to neighbors of property that you do not live at

granted this is my first property... but i offered to my tenants to either pay monthly, bi-monthly or every other week (with the option on this one to skip a payment in december)...Yeah yeah i know it is a pain collecting rent, but as i tell my wife.... If i give them choices to pay partial on pay day then i have a better likelyhood to get the rent... Some, if not a lot, of renters are living their lives pay check to paycheck and if i get my cut first (which to them seems like a smaller amount) then it works out for everyone

They would voluntarily give you $20 a month or whatever amount they want to, you put it all in an account and then disperse it to them on, let's say December 15th. In the meantime, if you have enough people participating, you could earn interest off of that money all year long. It also might help them pay their rent in January :lol:

This is not a way to make money. It could even require special accounting or a segregated bank account. Largely you are offering a service to the tenants for no economic benefit.

As an idea when brainstorming that later gets thrown out I like it. As a practical suggestion for increasing the landlords income it is a non-starter.
