alright i get a big kick out of watching flip this house and the likes.... I hope someone can explain this...

1)why would anyone pay $500K for a 2 bedroom house?
2)how can the average joe afford those houses?

I just dont get it... i felt i got a steal paying $30k for my first rental.. but those idiots are paying half a million for my junker out on the left coast

yes i know that mike and john c have polar investiment ideas and often clash over them.... and my aim is $100 per door.. and i currently have just over that

from what i have heard, at least in SFR, tankless water heaters are great. One down side is cost. Guess you would have to weigh the cost of installing one in rental property, but in theory they should work just fine

and make sure your girlfriend understands that getting into the business, especially buying foreclosed homes, will SUCK you dry!!!

hmmmmmm..... your first post? so what is your relationship to this company? and i agree with jon, and i think in todays time any deal that sounds too good to be true in the real estate market..... is probably just that. Too good to be true

thanks for you input john, when i first saw it i was saying to myself "damn brand new, nice area and close to my home" then i said "how in the hell can these guys get that?" then i said "who in their right mind will pay this price?" .... I guess i am trying to get into the developers mind... figure out why he is asking such an exoratant amount

alright i found an ad from a developer that is selling a 2 family in my area. Now I live in what would be considered an upper middle class neighborhood that is in a booming area with a very nice school district.... Now that being said, the developer is selling this 2 family for $250K...

now how much rent would you have to collect for this to be a deal to you? It is a brand new 2 family so operating cost should be held to a minimum at the begining...

i beg to differ that people dont buy real estate on sale. A seller puts out an asking price and how many times does a buyer give the asking price? Not very often. So now the property is in essence on "sale" .. Also some have been conditioned to believe that if you buy stock or real estate it is ALWAYS going to go up in value, where as you buy a car or toaster it will do nothing but go down in value.

That being said, it will be real interesting to see the aftermath of this mortgage bump.
