or it sounded like some start up business advice i got from some guy that makes close to 2 million dollars a year in rental properties..... When you are starting out you need to do most of the leg work yourself... After all you dont start out in the major leagues, you need to work your way through the minors first

how about doing research yourself... go out drive the neighborhood? read the newspapers? call other properties for rent?

i for one would not pay that kind of money.. especially for something like short sales where there are multitudes of books out there, along with other scam artists that will charge much less..... unless of course they can make some gurantees to me

my mentors called it the "farm". you dont want a HUGE farm that has corn planted in on area, then 3 acreas some beans and 3 acres away some cows... keep it in close proximity, that way if something where to happen to more than one place you arent stuck running all over town.. and mike i think he might be looking for a starting point. He is probably young and has never bought a house or maybe is new to the city and he is just looking for a starting point...

just a suggestion to throw in here too... if you treat others with respect, you will get respect back. Just dont treat them as a lowly tenant and you should be just fine

i remember hearing this when my first wife was driving me into bankruptcy!!! You will ALWAYS need a place to live. That being said, with the horror stories you hear about foreclosures you could probably expect the rental market to grow, but the rental market is always good in the first place ...

it sounds like the bank got another offer from someone. And they are going to take 1 of the 2 (or more) offers. Or what they are going to do is to take the highest offer and then make a counter offer with that person. Now i know you say that it is going to be your primary residence, but some advice I got was "fall in love with the deal, not the house" Unless it is your possible dream house I would make an offer and if they dont accept it then move on
