What was the issue that the tenant had?

Personally, I would have saved the text message and taken it to meet with your tenant saying "I only respond to my named tenants (names on the lease) and their attorney.  Messages such as this in this tone won't win you any favors."

I fear this suggestion.  Does the unit need any work?  Painting?  New carpets?  Better landscaping?  You could offer discounts on the rent for March and April in exchange for doing work fixing up the place (in anticipation of new tenants).  Obviously NOT any work that requires a license but that solves two problems.

Make it clear to the son that the lease is up at the end of April and he will have ti sign a new lease if he wants to stay there.  The new lease will have a late fee clause.  You have been understanding of the situation for the family but it is time for him to earn more income so he can pay for the rental.  Either find a way to earn more income at his current job (more hours or higher wage) or find a different job or find a second job.  Nothing is free.

I just have to wonder what the company/guru offered that enticed you to sign up for their training.

$41,000 is close to one year's tuition at a private college.

Check what recourse you have through the title company and/or the sellers.

From a finance perspective, I would plan on bringing at least 50% of your purchase price to the deal.  Lenders most likely would offer a 50% loan to your purchase price (some may offer up to 60% loan others may offer as low as 30%).  PLUS lenders may require you to keep 6 months or expenses (interest, taxes and insurance) on deposit with a bank in case the property does not sell quickly when you are ready to sell.

Since your customers would be builders or owners, have you spoken with any of these people to see what they want?
