Craig, EVERY investment involves risk ... both on the downside and on the upside.

It seems you ask others (here on BP) in the search for ALL the answers for whatever will come up in this investment (and when you get answers, you also come up with more questions).  Anyone who knows all the answers perhaps would make that investment himself/herself.

If you want to make a move without any risk, it would not be an investment ... it would then be call a certainty.

Think about it ... and as others have said ... take action.  If it turns out adversely decide to get out of it (sell).

If the 4 properties and individually titled, you will need a blanket loan or for separate individual loans.

Are any of the properties individually titled or is there one title covering all 4 buildings?  This will make a big difference to the lender.

Perhaps the sign was meant for a former boyfriend (?) and not for you.  Clearly as the landlord your have the right to inspect your property (with notice and at reasonable times).  You clearly need to put your foot down in this situation.  If she is on month-to-month, I suggest giving her a 30 day notice.  That may spur her to communicate.

Don't kick yourself too hard.

How would you feel if you closed on another deal last week and this week it appears that you would only net $10,000?

Deals come and go.  Profits from deals ebb and flow.  Perhaps the market will turn and profitable deals will fall like rain ... or could dry up/

I hope this marks the end of your dealings with these lowlifes.

I hope that they don't feel that they can just wander back on the property to pick up "just a few more things"  especially since there is SO MUCH stuff unsecured in the back yard.

Any possibility for erecting a billboard on the property?  Check city ordinances and see it there are any highways or major arteries/road with sight lines.  A billboard would also add some cash to your cash flow.

This is a tall task that could take quite a bit of time.

First on the bank owned property, the bank probably has someone trying to market the property, either on staff or contracted with a realtor, local or otherwise.

Any potential buyers may already be searching for some raw land in that area.  Certainly anyone local probably already know about the vacant land (it doesn't move).  You would have to target A buyer not in your area.

If you wanted to buy the land first, most lender are averse to lending on raw land. Any lender will to make a loan probably has a limit of 50% LTV (purchase price).
