I would talk to the girlfriend, offer her their security deposit back to cancel the lease.  During this COVID19 time, if you play hardball with a tenant, you will be come out on the losing ends.  If it was me, I will even offer her an extra couple hundred bucks as a incentive to move out in two or three days.  Going through the eviction process will cost thousands and you can't even do it now.  i will try to take the lost and move on.  Sorry to hear you are in this tough situation

I have decided to go with Cozy to start and will definitely look into others option if that don't work out

How is your experience with Cozy so far? I read some review online that there is a problem with this service where their EFT processing is super slow

Hi BP

I am a newbie currently looking for a property management tool to manage my first Triplex that I recent house hacked. Appfolio, Buildium, and Tenant Cloud, so many out there but not sure which one is best for starters like me? My goal is to purchase another duplex or two in the near future and would like to prepare for what's coming

Which one do you used? Any recommendations? Love to hear from all of you? Thanks
