thanks Jon,but why would I still use the 50% rule? The assoc. charges their fee, therefore a hefty chunk of expenses are rolled into it. I think maybe 25% of gross after that sounds more reasonable,no?

What do you experts think of this? I feel it may be a safe bet if you can aquire for the right price. The HOA fee covers all ext. maintenance,lawn, snow,etc.

I have asked many questions and have received helpful information; thanks to all of you. Let me understand this: if you can cash flow at least $100 per door on multi's, or so, you are doing well? Holding on to such property will eventually turn extremely profitable,yes? I understand buy/holds are not get quick rich, you have to be patient. I am just trying to grappel theories a little better. I know I sound novice, and I am! I guess my question is; What is a proper plan of action on buying and holding? I have cash, I just do not want to blow it!

To all you experienced investors: 230k 4 family, 60k down, 2900 gross rents, decent shape, desirable area, I broker deal. This would be my first buy and hold. DEAL OR NO DEAL

Does it make sense to put down 50-60% of purchase price to guarantee positive cash flow? Any advice would be helpful

I have flipped houses in the past and have worked with investors, however, now I want to buy multi's for some positive CF. Question is: Should I buy a few at a time by paying 25% down? I have enough capital for three in the 200k range w/ a comfortable cusion for expenses. Any advice would be appreciated!
