Thanks Robert...I appreciate again your insight into the Placida area. Looks like it could be a good place to invest long term with a buy and hold strategy (which is what I'm doing). My plan is to take a flight or drive down to the area and take a look around to see the geography for myself. The properties I'm looking at are auctioned to sell in March so I'm currently doing my due diligence on each one. I'll keep you posted on how it goes!!

@Robert Dobbs Have you ever invested in vacant land in the Placida Fl area? I've noticed there are lots up for tax sale in this area of Charlotte county. What's your take on this part of the county?

I've been attending auctions and haven't won anything yet but I'm keeping my fingers crossed. @Robert Dobbs Thank you for your insight and advice. I will definitely keep those nuggets in mind and add them to my due diligence list. One thing that I didn't mention is that I'm a tax deed investor and most of these properties are scheduled to be auctioned off in the coming months. As such I know that there will be title issues and there will be a need to clean the title (suit to quiet title). Would you happen to know or refer a real estate attorney in the Charlotte County area that would familiar with Suit to Quiet Title legal actions?

Hello BP Family and Happy New Year!

I had a general question. I've been propositioned for an opportunity to purchase some vacant land lots in the Placida/ Punta Gorda Florida area. The lots are less than an acre, some are in established subdivisions and some are not. Also, the lots are mostly cleared and have access to utilities. Some of these lots are in a flood zones of 9 or 10 AE and not really sure how that would impact building a house. Is anyone familiar with this area of Florida for investing and if so what has been your overall experience. Much appreciated!

@Mike Sanford...thank you for your insight and advice. I'm new to investing in New Mexico. What I do know is that the vacant lots are located in a subdivision Rio Rancho Estates in Rio Rancho NM. They are between .25 to .50 of an acre and are zoned for SFR. Power and utilities are available. The lots are going for $1500 to $1900. Taxes are roughly $25 to $30 a year. The strategy is to buy and hold for a minimum of years until the property appreciates. It's in the path of development from what the seller says.

Do you have any knowledge of the Rio Rancho market?

@David Torres....you are absolutely correct. I've been doing some research of the area where the lots are located. The lots appear to be a good buy for a long term investment. However, without the local insight it's hard to pull the trigger on a decision. Are you familiar with the Sandoval County area?

Hi William,

Thank you for responding. I don't have any knowledge about the New Mexico market but from what I've been researching there are pockets of opportunities in certain areas. Specifically anything locale close to Alburqurque. I appreciate your support and if I buy anything out there I'll keep you posted.
