I know there are too many variables to really tie down a number but can someone give me a wide-range ballpark number (without being a troll!) on what they see as a price per sq ft to rehab in Cincinnati?

Assume it is a full-gut job, needs heat, air, duct work, and electricity, 4k sq ft, higher end finishes. $100/sq ft? $150? More? Less?

I have a tenant interested in one of my units for rent.  She mentioned that it would be her and her bf and proceeded to tell me her bf has misdemeanors and parole violation.  When I raised doubts saying that that would disqualify him, she said he has his own place and she is now thinking it will be just her on the lease.  Im sure he would come over, if not move in.  She would most likely qualify on her own, but can/should I reject her based on the bf possibly spending time there.  Like I said, originally she said it would be both of them on the lease.
