I know BP has an analyzer, but I want to get a little deeper than that.

Pre made analyzer spreadsheet

I started to put together an Excel spreadsheet with some fairly sophisticated ideas in mind. I know Excel basics, but I soon got more caught up in the details of making the spreadsheet rather than finding deals. I have purchased some pre made spreadsheets to analyze and underwrite potential apartment building investments, but I would like to know what you all use and/or recommend.   Thanks to all who help.

The van is new and covered by warranty, so the first few years will just be oil changes for maintenance.  The van cost $20K .  For expense deduction It looks like mileage is best.  However, if I want to pay for the van through my company do I just set up the liability and pay it though cash?  I want to use the cash flow of my rentals rather than my personal bank account.

Logan, do your REI clients run the loan through the rental property company? How is that done?

I just bought a cargo van that will be used only for my rental properties. I know there are two ways to expense the costs; either direct expenses or mileage. Which method do all of you use and why?

Also, I want to make my vehicle finance payments through my company. I assume I just set it up like a mortgage, with a note payable and pay the liability through cash?

I am wondering how most of you deduct the vehicle here? If you go the mileage method does that mean you don't set up the car loan liability and pay it out of cash from rentals?

Nancy, thank you for answering.  I used to recommend his product, but if he is not going to follow through on his promises to be available to answer questions  or at least have the forum available for his members I withdraw all prior recommendations.
