I know she owes me for rent, but I am thinking this is fraud too. No Feb is due as lease ended 1/31.

I am a Michigan landlord. The tenant' s lease ended 2/1/19 and for once she paid January rent on time. I happily deposited her check. She announced she would not be renewing in Feb. This did not surprise me since throughout the year she dropped F bombs on me every time I inquired about her late rent. However she flanked me by going back to bank and stopped payment on Jan check that I had faithfully deposited. I was not notified of this till weeks later. Isn't this some kind of fraud with a financial instrument?

I have had this house available since July without results. We have had a few showings, but no one calls back. The price is actually below what other landlords are asking for comparable houses.

I am going, and looking forward to it.  Ben and Sam have a lot of knowledge and real world experience in that they have a multi family apartment building in syndication in Arizona.  You have all seen Ben's contributions to this site so you know he has a lot to offer.

Yes, Ben did not ask me to mention his course, but I thought others on this thread would benefit from his wisdom, knowledge, and experience.

@Ben Leybovich and @Sam Grooms You both worked very hard on this, and I am glad to be a part of it. 

I am an investor with Ben, one of his students, and I consider him to be a friend.  Take note that Ben offers a class called Cash Flow Freedom University.  From there he offers one on one advanced coaching where he explains his methods in further detail to you over the phone while you share a computer screen.  Its all reasonably priced and it is time well spent.  

I look forward to the day when I have the opportunity to work with Ben and Sam on a general partner level.

@Jack B.  Oh yes he said I was "forcing his family to be homeless."  The truth is he treated my house like he owned it instead of renting it.  When we got in to the house we found holes in all of my plaster walls which is another clear violation of my lease.

@Patrick M.  You may or may not be "legally" right, but judes are all powerful in their courtrooms, and they have a lot of leeway to dismiss or adjourn cases.  Many judges are pro tenant and having Zelle accept money may be just the excuse the judge is looking for to make it hard for that "evil rascally rich"  landlord trying to put that poor tenant out on the street.

I like @Account Closed does with his email. but I would have to have each of my tenants have a different email.  Would the bank accept that?  So far the only idea I have seen that may work is to tell the judge you have immediately mailed the check back to the tenant.
