@Valerie Couch We will not, actually, we are planning to have a road trip to several states and Ohio is one of the states that we will visit.

@Benjamin Willis There's a lot of hard money lenders, even in these BP forums. I also have a friend that is a hard money lender. If you have a solid project that you can turn around in less than 12 months, you can get the hard money lender to fund you. They can even fund the repair, so they are good for short term investment and flip quickly.

Thank you Mike D'Arrigo for the input.

That is why I'm trying to find anyone that have referrals for those states. I'm not very familiar with those areas, but my partner want me to look into those states since they are growing markets and I would like to give some results so that we can study further. If you or anyone can recommend a friend or acquaintance that is in those states that is doing turnkey, I can contact them and find out more about which city or metro that they are working at, and we can visit the area that their based operation and see whether it will fit into our profile.

Hi Tim,

I'm also a newbie in this. Now, based on my knowledge. If you are a newbie like a lot of us. I would not take such a big project until you get more experience. I'm currently looking to get some experience as well and looking for a small fix and flips (just paint, kitchen, and floor fix probably) to get my feet wet. Because there's a lot that can go wrong with fire damage and with the lien, you need to take care of the lien first before you can even have it rented or sold (and you need to know if there's any other lien on the property).

If I am in your position, and if it is a really good deal, I would wholesale it to another investor that have a good experience and you take some money out of the proceed.
