It is market in Massachusetts for the landlord to cover W/S (in multifamily at least). I believe it is because in MA if the tenant doesn’t pay W/S then the utility can file a lien against the property. Something to consider...

Todd Dexheimer can you shed any light on how that sponsor is successfully structuring his JV’s? As Brian Burke pointed out, a significant percentage of a sponsors income come from the promote at sale. How can one structure a lifetime or 10+ year investment timeline while still compensating everyone fairly? Is it a larger % of cash flow for the sponsor once all capital has been returned? Or any other ideas?

Josue V. Which bank did you use that allowed the seller financing and gave you 80% LTV? Could you share the terms on that primary loan as well?

Patrick Wheeler not sure if you tried DCU but I've found them to be pretty aggressive on deals they like (though my experience with them is for $1mn+ loan size which typically have better terms). If you're interested PM me, I can put you in touch with my contact.

Hi all,

Anyone have a recommendation for a good real estate lawyer in Massachusetts? Primarily needed for acquisitions and due diligence (for multifamily $2mn-$5mn deal size). Ideally professional, well-versed/experienced and at a fair rate.

I'm based out of Boston but I primarily invest in Central/MetroWest MA if it matters. Thanks!
