@Ryan Lewis congrats on the purchase! What kind of financing do you have in place? 

MTRs will require a little more hands on management so make sure you account for that, whether it is you or a 3rd party. Are any of the units currently MTRs? What kind of leases are in place for existing tenants -- important to know how (and more specifically when) you plan to raise rents and make tenants pay their own power, cable and internet? You could even consider providing a managed cable and internet service and pass the costs to the tenants. 

I like the batches of 2, it could be easier to furnish and bring you more savings that way. Just make sure there is a good demand for MTR to support this kind of initial investment. You could post feeler ads on Craigslist, Zillow, FB marketplace, Airbnb etc to determine this.

@Diandre Pierce some excellent suggestions here on the thread. Sounds like a great opportunity that you are pursuing! Generally speaking, you should always first explore and exhaust the seller financing option especially given a friendly seller. 

@Roger D Jones and @Dominic Mazzarella hit it on the head: try seller financing first and see what his cash flow needs are and/or if you can reduce his CG taxes.

I think @Brian G. and @Jaycee Greene hit it on the head: an event occurring/debt resetting.

When the debt forcefully resets on some of these assets, valuations drop if the submarket cap rate has expanded and/or if the operator can not show a good t-3, t-6 etc due to economic vacancy and rising opex (insurance, r&m etc).

If the operator can't inject equity to cover the difference, then trouble arises.
