Caroline, sad you are likely leaving Atlanta.  Could you keep your Atlanta home as a rental or do you need to sell for the equity?  If you can give me a heads up prior to listing it, we could make you an offer all cash.  We have institutional buyers as well as individual investors too if you would consider not selling retail.  Best of luck!

@Clay Adams Hey Clay, echoing what others have said. Atlanta and Chattanooga are exciting markets.  Obviously Atlanta is much larger and diverse and more competitive in certain ways.  We have clients actively investing along the I-75 corridor and I have a friend building homes currently in Chattanooga and building in Paulding and Bartow counties.  Happy to talk with you about the Atlanta market opportunities in specific and connect you with new construction opportunities in Chattanooga if interested.  Love to connect.

Hey Robert, would enjoy hearing about your experience in and around the Upstate.  I wend to Clemson and am currently finishing out a townhome development across from the Clemson Marina in Seneca.  I am licensed in SC as well as GA and we are looking to start working in the GSP/Upstate area so would welcome your experience and thoughts on neighborhoods, etc.

Dan, like many of the prior posters, market study is key for investing out of state.  More important, is finding a market where you have the team of professionals and resources you need to do things remotely.  No matter where you decide, it is make or break to have your team and one where your core team member, your real estate professional, can connect you to the contractor(s) you need, the property management groups, and lenders who are best equipped to help you when you are operating mostly passively.  As important as the market, is that you have a team who can execute your plans when you aren't there.

Atlanta is our market and while it is much larger and competitive than some of the markets recommended above especially Columbus, OH, we are bullish here because of the sheer momentum of growth we have and the diversity of it.  We have Fortune 500 HQs, a 30 county metro area so pockets of opportunity far from "Atlanta proper" exist where you can get positive cashflow and more importantly for long term wealth, sustainable and consistent appreciation.  

In addition to the vast number of traditional companies and industries, we have a booming Tech sector and now are behind only LA and New York in the amount of movie production and sound stages.
